Nolife Lettings - Our little secret




Back in January 2012, two students were looking for a property to rent in preparation for their final year of university, and after trawling through a long list of letting agencies & countless reviews, they decided to go with us, Homelife Lettings. Well, steal their money and withdraw the signed contract without justification is exactly what we did! How did we do it? Well, after showing the students around a flat which was due to be rented in 5 months time (July), we began by proposing an initial deposit fee of £2,000, because in our own words: - "They are students, and it's a precautionary measure in case they change their mind and do not want the property". However, after negociating a 'sensible' amount of £1,105, the students signed a Standing Order Agreement and, as promised, we 'agreed' to withdraw the property from the market. But we had a change of heart - and this is the key to our 'success' - so, three days later, we CHANGED the rental commencement date from July to January (five months prior to the AGREED date), and asked the students whether they could take it NOW. They said "No", as they would still under contract with their existing landlord until July. So, we arranged for them to look at another flat with a letting agency called JCM Properties, and after agreeing to rent the flat which they proposed, we told the students that ALL of their deposit money/fees would be transferred to JCM Properties. However, we decided to keep £280 for the service we 'provided', such as credit checks (which we did NOT perform) and guarantor checks (which we did NOT perform) and, unsurprisingly, we received phonecalls and emails from both the students and guarantors, telling us that they felt we had done nothing to earn THEIR money which we AGREED to transfer. We almost found an ounce of humanity in ourselves and offered to transfer £130, but after they declined and demanded the full £280, we simply sent the following email: From: Sally-Ann Burnett [mailto:sallyann@homelifelettings.co.uk] Sent: 03 July 2012 15:14 To: _____ Subject: RE: Fee return Hi _____, I have now had an opportunity to speak to the Landlord, apologies for the delay in responding. When _____ and _____ signed up for the first property with us we completed the administration for the property which included referencing. When we then found ourselves in the situation of seeking a new property we carried out the same again for the new property and forwarded to the new Landlord. Unfortunately administration fees/guarantor fees are part of our process and therefore payable. With this in mind the Landlord feels all works were complete and therefore no monies will be refunded. I moved over to homelife lettings during my first year and have never looked back. Any minor repair work was carried without me having to wait. I am now in my final year and have had no problems with homelife lettings. I would recommend them.

please note james J that you need to clarify the company you dealt with and please stop sending ourselves correspondance aa we have nothing to do with this or that prperty please check your application and you will see the correct landlord name and address. thank you
